Closing Days are the best days!! This one was quite a mission. I don’t usually look in rural areas for properties but because of a strong referral from someone I met back in my bartending days, this couple trusted me and we got to become very good friends after months of searching and two trips they took down from Missouri to look in person. We went through quite a negotiation, a low appraisal, but me and the listing agent worked together with our clients and we managed to come to an agreement that I think in the end, everyone was satisfied. Really pleased to have my new friends Debi & Phil have a beautiful new home complete with a pool, pond and plenty of acrage to enjoy! 😁

It’s that time of year again…
Starting Week 1 of the last of the 300 series of the Graduate Realtors Institute. It is estimated between only 15-19% of Realtors have this designation out of an estimated 1.6 million Realtors in the United States. Week 2 is in 2 weeks and after that I will have completed this designation and be able to hold the GRI post nominal title in addition to the ones I already hold which include Military Relocation Professional (MRP), Short Sales & Foreclosure (SFR), Home Finance Resource(HFR) Accredited Buyers Representative (ABR) & Commitment to Excellence (C2EX). If you are curious as to what the GRI studies include, I’ve added some information on things I’ve learned in this series. I am extremely dedicated to my education in the world of real estate as there is so much involved. As a Realtor, you are expected by clients to have knowledge in a wide variety of areas and it takes lots of time, dedication, expense and staying up on current matters (as the market and all the industries associated with real estate are constantly changing). January of 2024, an EF3 tornado hit this beachside house and lifted it for the second time (first time was in 2018 after Hurricane Michael). The whole ordeal caused a stir between the homeowner and the neighbors and was tied up in court up until recently where a judge ordered a $1000 fine per day until the home is torn down. Closing Days are the best days!! So excited for what I was able to accomplish for my client! We had a place my buyer found that did not meet the appraisal the first go around and a seller who would not come down on the price. My client was disappointed but I was determined to find him something better. I searched and I had to think outside of the box of what he originally was looking for and I ended up finding a place that was WAY nicer and fit his investment needs even better. There was a few other hurdles we had to get past but we made it!! Today is a super happy day for my client and I’m thrilled I was able to be apart of the process. God is good!! Thank you to everyone involved! It was a team effort for sure and everyone came together to make this possible!! 🎉🙌🏼🏁

Even if you’re not a Cardi B fan, this trial is pretty hilarious. Facebook has been feeding me clips here and there and her responses are about as entertaining as Johnny Depps. Any of my realtor friends ever had a listing agent from hell? I tell you what, I should get an Oscar for how well I’ve kept my professionalism with one or two I’ve had to deal with so far in my career. Those years of working in the service industry prepared me well.

Contingencies are very common in the real estate world. If you’re new to buying a home, you may not have ever heard this term. A contingency means that your offer has been accepted on a property, but it is dependent on certain conditions being met. If these conditions are not met, the buyer can walk away without being penalized.
A contingency can be something like, “this offer is contingent on the successful close of the buyers current home.” Meaning, if your current home does not sell, the contract is void. Or, “this offer is contingent on the seller replacing the roof.”
